What’s permitted in Deferred Urban Zone

Planning and Design Code · as at 19 August 2026

South Australia has one planning rulebook for the whole state — there are no separate council schemes — so this table is the actual law for this land.

South Australia groups this table by the type of building work, not the business type — look for the work (for example “building alterations” or “change of use”), not the shopfront.

The land use table

These are the planning scheme’s official terms. A close match tells you the rule for that term; whether your project counts as that term is a judgement call.

This zone has no fallback for uses that are not named, so the table does not say what happens to them — that is different from a ban. Check with your council.

Parts of some zones (subzones) can carry their own version of this table — this page shows the whole-zone version.

This state groups rules by the type of building work, not by business type, so searching for a use term won’t work here — search for the work involved instead.

Frequently asked questions

Does this Deferred Urban Zone table apply to my property in South Australia?

Only if this zone and this planning scheme apply to the land. Search your address — that is what names both.

Can I assume my project is one of the terms listed for Deferred Urban Zone?

No. The list uses the planning scheme’s official names. Whether your project counts as one of those names is a judgement call — that’s what a planner is for.

If a use is not listed in Deferred Urban Zone, is it prohibited in South Australia?

Not by itself. This zone has no fallback, so an unlisted use is not answered here — that is not a ban. Check with your council.

Why does this look like building work rather than a business type?

South Australia’s Code lists the type of building work, not business types like “shop”. Search for the work you are planning.
