Sheds & Garages rules in South Australia (2026)
A detached outbuilding of 15 m² or less (10 m² in heritage/conservation zones), no more than 2.5 m high with no span over 3 m, is exempt development in most of SA — no planning or building approval. Bigger sheds need development approval.

Key rules at a glance
| Max floor area (exempt) | 15 m² (10 m² in Historic/Conservation zones) |
| Max height | 2.5 m above natural ground level |
| Max span | 3 m |
| Position on lot | Behind the building line to the primary street |
| Setback (corner sites) | ≥900 mm from a secondary-street boundary |
| Must be | Detached from, and ancillary to, an existing building on the site |
Conditions & eligibility
- The exemption is lost in Flood zones, the Hills Face Zone and heritage/conservation areas, which need approval
- Even an exempt structure must be structurally sound and comply with the Building Code
- Larger sheds usually need both planning consent and building consent
- Sheds near a boundary may need to meet fire-separation and Building Rules standards
- Setbacks and siting for larger outbuildings are set by your zone in the Planning and Design Code
Heritage, flood and bushfire controls on your specific lot can remove the fast-track and require a full application — even when the general rules say you're fine.
How approval works in South Australia
Under the Planning and Design Code, a small ancillary outbuilding that meets all the exemption criteria is 'exempt development' — no approval at all. Anything larger needs development approval, which can involve planning consent and/or building consent (Building Rules). The exemption doesn't apply in Flood zones, the Hills Face Zone or heritage areas.
The Hills Face Zone around Adelaide and Historic (Conservation) zones cut the exempt size to 10 m² or remove the exemption entirely, so check your zone on the PlanSA Property and Planning Atlas.

Frequently asked questions
Do I need council approval for a shed in South Australia?
Not if it's a detached shed of 15 m² or less (10 m² in heritage/conservation zones), no more than 2.5 m high with no span over 3 m, and behind the building line. Larger sheds need development approval.
How big can a shed be without approval in SA?
Up to 15 m² floor area as exempt development in most zones, but only 10 m² in Historic/Conservation zones, and there's no exemption at all in Flood zones or the Hills Face Zone.
Does an exempt shed in SA still need to meet building standards?
Yes. Being exempt from development approval doesn't remove the requirement to build to the National Construction Code and be structurally sound, especially near boundaries.
