ZoneScout is a free property planning search tool that retrieves publicly available zoning and planning data from Australian state and territory government databases. The service is provided by ZoneScout (“we”, “us”, “our”), an Australian-based business.

3. General Information Only — Not Professional Advice

The information provided by ZoneScout is general guidance only and does not constitute professional planning, legal, financial or development advice. Specifically:

  • Planning data is retrieved from government APIs and may be incomplete, delayed or contain errors.
  • AI-powered analysis and development possibility assessments are indicative only and may not reflect current planning controls accurately.
  • Zoning rules, planning instruments and government policies change frequently. Data shown may not reflect the most recent amendments.
  • You should always verify information with your local council, the relevant state planning portal, or a qualified town planner before making any property decisions.

We strongly recommend obtaining a current Section 10.7 Certificate (NSW), Planning Property Report (VIC), or equivalent certificate from your state before relying on any planning information.

4. Limitation of Liability

To the maximum extent permitted by law:

  • ZoneScout provides the Website and its content on an “as is” and “as available” basis without any warranties, express or implied.
  • We do not warrant that the information on the Website is accurate, complete, reliable, current or error-free.
  • We are not liable for any loss, damage, cost or expense (including loss of profits, opportunity cost or consequential loss) arising from your use of or reliance on information obtained through the Website.
  • This limitation of liability applies whether the loss is caused by negligence, breach of contract, or any other cause of action.

Nothing in these terms excludes or limits any rights you may have under the Australian Consumer Law that cannot be excluded or limited by law.

5. Third-Party Data Sources

ZoneScout retrieves data from state government planning databases including (but not limited to) the NSW Planning Portal, VicPlan, PlanSA, PlanWA, QLD Planning, TAS TheList, ACT Planning and NT Planning systems. We do not control or guarantee the accuracy of data provided by these sources. Government API availability may vary and data may be temporarily unavailable.

6. Consultation Referrals

When you submit an enquiry through our consultation form, your details are forwarded to an independent, qualified town planner. ZoneScout facilitates this connection but is not responsible for the advice, services or conduct of any planning professional. Any engagement with a planner is a separate arrangement between you and that professional.

7. Intellectual Property

All content on the Website — including text, design, code, graphics, logos and layout — is owned by or licensed to ZoneScout and is protected by Australian copyright and intellectual property laws. You may not reproduce, distribute, modify or create derivative works from any content on the Website without our prior written consent.

You may share links to the Website and its content for non-commercial purposes.

8. Acceptable Use

You agree not to:

  • Use the Website for any unlawful purpose or in violation of any applicable laws.
  • Attempt to gain unauthorised access to the Website, its servers or connected systems.
