Sheds & Garages rules in Tasmania (2026)
Many sheds are 'low risk work' in Tasmania — no building permit, you just notify council on completion. The threshold is about 18 m² for a built-on-site shed and up to 36 m² for an engineered or prefabricated kit shed. Planning rules and overlays still apply separately.
No building permit for sheds up to about 18–36 m²

Key rules at a glance
| Max floor area (Low Risk, built on site) | About 18 m² |
| Max floor area (Low Risk, prefabricated/engineered) | Up to 36 m² |
| Farm sheds (rural) | A prefabricated farm shed under 200 m² can be built without a building permit |
| On completion | Notify council with a 'Notification of Low Risk Work' (Form 80) |
| Larger sheds | Become Notifiable Work or Permit Work (building approval) |
| Planning | A planning permit may still be needed depending on zone/overlays |
Conditions & eligibility
- Low Risk classification only removes the building permit — planning controls (setbacks, height, overlays) still apply
- The shed must meet all the other limits in the Director's Determination (siting, height, single structure)
- Hazard overlays (bushfire, flood, landslip, coastal) can remove the low-risk exemption
- Engineered or kit sheds get the larger 36 m² allowance because they come with manufacturer's certification
- You remain responsible for compliance with the National Construction Code
Heritage, flood and bushfire controls on your specific lot can remove the fast-track and require a full application — even when the general rules say you're fine.
How approval works in Tasmania
Tasmania splits building work into Low Risk Work (no permit — notify council with a Form 80), Notifiable Work (a building surveyor's approval, but not a full permit) and Permit Work (full building permit). A shed within the Director's Determination size limits is Low Risk Work. Separately, planning (land-use) rules under the Tasmanian Planning Scheme can require a planning permit depending on your zone and overlays.
Thresholds and siting conditions come from the state Director's Determination, but your council's planning scheme zone and overlays decide whether a planning permit is also needed.

Frequently asked questions
What size shed can I build without a permit in Tasmania?
Roughly 18 m² for a shed built on site, or up to 36 m² for an engineered or prefabricated kit shed — classed as 'low risk work' with no building permit. You just notify council on completion.
Does 'no permit' mean no approval at all in Tasmania?
No. Low risk work removes the building permit only. You may still need a planning permit under your council's planning scheme, especially with a bushfire, flood or heritage overlay.
Can I build a large farm shed without a permit in Tasmania?
A prefabricated farm shed under 200 m² on a rural property can generally be built without a building permit, provided it meets the other Director's Determination conditions.
